HUD allows “monetization” of the tax credit.

HUD will allow buyers using FHA-insured mortgages to apply their anticipated tax credit toward their home purchase immediately rather than waiting until they file their 2009 or 2010 income taxes to receive a refund. These funds may be used for certain downpayment and closing cost expenses.

Under the guidelines announced by HUD, non-profits and FHA-approved lenders are allowed to give home buyers short-term loans. The guidelines also allow government agencies, such as state housing finance agencies, to facilitate home sales by providing longer term loans secured by second mortgages.

Housing finance agencies and other government entities may also issue tax credit loans, which home buyers may use to satisfy the FHA 3.5 percent downpayment requirement.

In addition, approved FHA lenders can purchase a home buyer’s anticipated tax credit to pay closing costs and downpayment costs above the 3.5 percent downpayment that is required for FHA-insured homes.

Homebuyer Tax Credit Extended

Tax Credits Provide Outstanding Opportunities for Home Buyers

“The Worker, Homeownership, and Business Assistance Act of 2009 has extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence. The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

For sales occurring after November 6, 2009, the Act establishes income limits of $125,000 for single taxpayers and $225,000 for married couples filing joint returns.

The income limits for sales occurring on or after January 1, 2009 and on or before November 6, 2009, are $75,000 for single taxpayers and $150,000 for married taxpayers filing joint returns.”

What is this underhouse storage?

It is referred to as a “walk-out” basement as it is ground level with full height access.  The first 8′ X “Length of front of house” is about 7′ clear.  From there, the hillside slopes up to the back of the house.  There is an almost full length built-in workbench setup along the front wall (20-22 feet of work surface), shelving, and shop lights.  There is no floor though (natural dirt surface). This is the perfect area for storing all of the normal outdoor items you’d usually find in a garage.  There’s space for surfboards, kayaks, lawn mowers, bicycles, ladders and more. There’s probably more storage possibilities here then in a ‘normal garage”. The water heater is located in here and there’s great access to all of the house plumbing and venting systems.

Don’t be mistaken though, if you’re looking for a bonus room, this is not it. You’d have to remodel the space with flooring and walls.

Darkroom?

What is a darkroom and why does your house have one?

A darkroom is a room that can be made completely dark to allow the processing of light sensitive photographic materials.  Our darkroom is not a bonus room. It is a small area accessible through the master bedroom’s walk in closet.  It has shelving, two lights, a sink, and it has a pocket door.  It is the size of a closet.  The house website has floor plans that show the location & size of the darkroom.

I’m not into photography. What am I going to do with this space?

Well, it can be used as a lockable storage area or you could just increase the size of the master closet. You could easily remodel this area and put in a lovely soaking tub because the plumbing is right there and easily accessible.

Reasons Why I Love Atascadero

1. You’re just a quick drive away from the most beautiful central CA beaches.  My favorite are: Morro Bay, Montana De Oro, Cayucos, San Simeon, Cambria, Avila, Shell Beach, Pismo, and  Oceano. You can surf, kayak, scuba, sight see, fish, watch the whales migrate, play in the sand, go tidepooling, hike, camp, and enjoy the fresh ocean air.

2. The trail around Atascadero Lake is the perfect place to walk with family & friends. Kids will love watching the swans, geese, ducks, hawks, squirrels, woodpeckers,  turtles and don’t forget the zoo animals.  My kids love the playground! There are summer concerts and BBQs in the park.  The lake is a very special place, in a way it feels like the heartbeat of Atascadero.  The lake is a five minute drive from the house.
